To achieve its sustainability goals, Swire Properties is now seeking solutions for more efficient climate control with occupant engagement in their buildings. Specifically, solutions should reduce air-conditioning electricity consumption by enabling personal control of thermal comfort (in an office with AHU-VAV air-side system) and an occupant engagement program. The Challenge
To reduce air-conditioning electricity consumption by enabling personal control of thermal comfort (in an office with AHU-VAV air-side system) and an occupant engagement program.
Room temperature setpoint and air speed are normally centrally controlled in an office building, which may lead to a disconnect between occupant thermal comfort and A/C control. Swire Properties aims to bridge the gap between occupant thermal comfort and A/C control, and to reduce electricity consumption of A/C, by exploring IoT solutions.
Solutions may include, but are not limited to: Sensors to optimize energy use and occupant comfort by detecting and using occupancy/temperature/air data, building analytics systems to operationalize data from built environment, devices, people, and workflows (such as digital twins), and smart HVAC systems leveraging AI or machine learning for office buildings and malls.
The Opportunity
Swire Pacific’s Sustainable Development Fund, an annual HK$100 million fund, seeks primarily to fund proof of concept pilots of innovative technologies and approaches that, when scaled up more widely within the group’s various operations, have the potential to significantly positively impact environmental performance of operating companies.
The innovator chosen for a pilot project aimed at solving the challenge presented here, will be awarded full funding for that pilot. If results are successful, this partner may have the opportunity to scale their solution across the operating company’s operations and, where applicable, across Swire’s portfolio of companies in Property, Aviation, Beverages, Marine Services and Trading & Industrial.
